Most renters don’t know the rules the deposit schemes follow: what counts as fair wear and tear, how long a carpet is expected to last, or that the landlord has to prove every charge. Landlords and agents deal with this every week. We put the same knowledge on your side, and do the reading and writing for you.
How we work
On your side, only
We work for renters. We never act for landlords or letting agents, and we never contact them: you send every message.
Rules, not guesses
Deadlines, item lifespans and totals come from the schemes’ own guides and your landlord’s figures, worked out by fixed rules.
You decide
AI reads and drafts; you choose what to accept, challenge or offer. Nothing goes out without you.
Your data, kept short
Your deposit file is deleted 12 months after your deposit is paid. We never sell your data.
Who we are

MyDepositBack is built in London by a small team who have rented, let and argued over deposits ourselves. We built it because getting a fair deposit back shouldn’t depend on knowing the rules or having time to write long emails.
MyDepositBack is a trading name of Sapionic Ltd, registered in England and Wales, company number 14207958. Registered office: 63 Gayville Road, London, SW11 6JW.
We are not a law firm and we do not give legal advice. We give legal information, based on the deposit schemes’ published guides.
